*** HIGHLY UNPROFESSIONAL*** STEER CLEAR OF THE AGENCY CQ. I am writing to formally lodge a complaint against Zoe Clifford regarding the ongoing issues I have experienced since the commencement of my tenancy. I moved into the property at Lakes Creek Road on 8 April 2025. Shortly after moving in, my 12-year-old son suffered a serious accident resulting in a fractured skull. Due to this, I was largely absent from the property for approximately 3–5 weeks, aside from briefly moving belongings in. Additionally, I was working shift work at the time, including overnight shifts, so my presence at the property remained minimal during this period. Once I began residing at the property more regularly, I experienced ongoing disturbances from the tenant in Unit 1, particularly due to excessively loud music at all hours, including between 1:00 am and 6:00 am. I raised these concerns with Zoe; however, her response was dismissive, stating she did not believe my claims and noting that the other tenant had been there prior to me. When I persisted with my concerns, Zoe responded by stating she had received numerous complaints about me, including allegations of noise disturbances, attempts to break down a door, and stealing mail. These allegations were extremely concerning and came as a complete surprise to me, particularly given that I am currently dealing with domestic violence circumstances. I requested that Zoe provide specific dates and times of these alleged incidents so I could address them with police, but she refused, stating she was not required to provide this information. Subsequently, I was issued a breach notice for noise. There have also been ongoing issues regarding rubbish disposal. With three dwellings on the property, there is an insufficient number of bins, resulting in overflow and rubbish accumulating around the property. I raised this matter multiple times and, following advice from the RTA, even offered to cover the cost of an additional bin myself. This offer was declined. The current situation is unhygienic and unacceptable. Furthermore, I received an email from Zoe at approximately 12:30 pm on a Monday stating that I had 24 hours to vacate the property, which I believe is unreasonable and inappropriate. I ask that you please review Zoe’s correspondence in full, as it reflects the broader pattern of conduct I have experienced. I have also sought guidance from the relevant authorities regarding these matters.

Maddison was wonderful to deal with during my routine house inspection. She was friendly, professional, and respectful, making the whole experience comfortable and stress free. Maddison took the time to communicate clearly and was approachable throughout the inspection. It's always appreciated when inspections are carried out with kindness and professionalism, and Maddison did exactly that. Thank you for making the process such a positive experience.
