Junko (Smart Real Estate) advertised a rental property @ Lagoon Main Beach ..broad info provided was informative, prompting our inspection ..Junko meet us at promoted time, provided adequate time to view including car parking, storage cage area, and block facilities ..was able to answer all enquiries from ourself & others at the viewing, providing printed material & links to apply ..it was a good apartment, rent fairly costed (for a good long term tenant), but for us needing a higher floor (Sunset Tower) & on the North side ..hopefully she may have one become available in near future ..overall Junko provided a pleasant & informative viewing !

I had the pleasure of viewing a rental property with Junko today and couldn’t have asked for a better experience. She was incredibly kind, friendly, and welcoming from the moment I arrived. She took the time to answer all of my questions and made the entire process feel comfortable and stress-free. Do not trust a single verbal promise from this agent. We hired him at a premium 3.5% commission because he verbally assured us that the standard marketing cost was fully included. He kept bragging about running expensive campaigns, which we naturally understood to be covered under that high fee—especially since a simple 3-bedroom house didn’t even need such an excessive campaign. But he completely flipped. He hid behind the fine print and secretly deducted around $5,000 for 'additional marketing' from our final funds. We only found out we’d been blindsided on settlement day when the money cleared and was significantly less than expected. Let's be honest: when you are burning an extra $5,000 of the client’s money on top of a massive 3.5% commission, anyone could sell a house. He just used our wallet to do his job. When we called him out, he sent an insulting email claiming we 'just want as much money as possible' and patronizingly offered a $1,000 refund as hush money. We rejected his petty offer and took him straight to the OFT. He only avoided legal penalties because he covered his tracks in the contract, but his business ethics are non-existent. Avoid at all costs.

All good. Plenty of people to ask questions, easy check in-as long as you had your phone with you. Agent had a good overall understanding of the property and the townhouse. Night lit sign is innovative-although one resident did complain about it on the Facebook page-can’t understand why as it is outside the complex!

Brad & Ben were both exceptional in selling our house. They were very professional, helpful, knowledgeable & nothing was too much trouble for them. Their communication was 5 star. It was a pleasurable experience, no stress.

Brad, Ben and the team were great with answering questions and were super friendly to everyone that walked through the property I visited today. I appreciate their follow up with texts and all, as this is not always common in real estate at the moment from my own experience. I would recommend viewing properties through Brad and his business!
