I had an incredibly stressful experience breaking my lease with this agency. They tried to unlawfully charge me an open-ended "Vacancy Rent" fee for the 5 days the property sat empty, on top of a re-letting fee. They repeatedly insisted they were legally correct. ​However, under the ACT Residential Tenancies Act, charging a separate pro-rata "rent gap" is strictly illegal. When I cited the legislation and the exact math from the ACT Government Fact Sheet showing that the new tenant’s higher rent offset the vacancy pool, the property manager finally admitted she was wrong and backed down. ​It is insane that a licensed property manager doesn't understand the basic residency laws they manage. To make it worse, after aggressively trying to rip me off, I didn't even receive a basic apology when they were proven wrong. If I hadn't thoroughly researched my rights, they would have easily taken hundreds of dollars from me. Tenants beware: double-check their math and don't let them bully you. Lucky I didn't take them to ACAT.
