We have been using Hunter Strata since 2007. I have found that we could always reach out to them, and resolve any issue amicably. In recent years our manager, Darrell Ryan, has given exceptional service in many matters. We have no hesitation in recommending Hunter Strata Management for all your strata requirements.
Extremely poor service. Unprofessional staff especially Carol-Ann. Rarely (sometimes never) respond to phone call or emails and you have to constantly chase them up. In most cases you get an answered by some incompetent staff responding as been :too busy'. We do not want to spend our hard earned money for these incompetent and lazy people who cannot do their job. It's hard to believe that they are 'too busy' when so many others have similar issue. Looks like we are paying them to do nothing!!. Please don't waste you time and money with these people.
Would never recommend Hunter strata to anyone ever since they took over management of our properties levies have skyrocketed to unaffordable levels and have shown zero compassion nor remorse to lower income earners which by the way are now living in poverty including myself as I am having to rely on family to get me by to pay for these sky high levies, the budget management is apauling yep thanks for ruining my mental health as well as other owners in the same block they have ruined my first home buyers experience since they Took charge of the Parkview apartments lead by a toxic out of touch strata committee in 2023 who points the finger and blame game at Williams for the state of the property instead of being adults and take responsibility the way they voted at all strata meetings the levies have since more than doubled to $1550 a quarter more than double the singletons average of $700 a quarter I cannot imagine what it will be like in 5 years time likely hitting $10,000 a quarter by 2030 in which I have put it to them in an email have refused to rule it out “I see that highly unlikely but I cannot guarantee anything” if the year on year 65% - 80% year on year increase is maintained folks do not deal with Hunter strata ever if you don’t want to be paying sky high levies and nothing to show for it and don’t elect a strata committee that’s toxic and out of touch that doesn’t get the job done by voting to delay and play the blame game I was forced to sell my unit as a consequence of this
If you’re considering Hunter Strata to be your agent, don’t!!!! It’s a shame Google doesn’t allow 0 stars! The level of customer service from this agent is non existent. Despite giving multiple opportunities, despite multiple follow ups from myself - THE CUSTOMER - they simply could not afford actual decency of acknowledgement and any response to emails. My property was being managed by this disaster and I am SO THANKFUL I was able to terminate them from causing a further circus. In August 2025 I was advised there was no committee for my property. I attempted to become a committee member to support my strata manager. There was no explanation of the process, no support, no response and eventually this resulted in an EGM being postponed and my scheme being penalised. As it turns out, I never received voting papers… and Hunter Strata REFUSED to reissue them. In October I received correspondence that an AGM would proceed. Again, no voting papers. I followed up several times, including phone calls to the office to which the operators LAUGHED at me when I suggested I didn’t get a response by email and was forced to call. Carol-Ann, my so called “strata manager” had issued a notice for an AGM, however failed to point out it was actually an EGM until I made several attempts to understand the constant confusion and lack of communication. I raised a complaint and in the meantime had requested my security door be fixed. It took 6 weeks and 4 follow ups from myself for my door to be fixed - Carol-Ann not once apologising for the inconvenience or for compromising my safety for so long… pretty poor form for a customer to have to follow up resolutions when I’m the one PAYING YOU to support me?!! Once I made a complaint I received a call from a man called Darrell. And while he took the time to explain what was happening within my scheme, this was the first and last decent communication I had received from Hunter Strata. The EGM was scrapped and we indeed moved to an actual AGM… I reached out to the office manager - Nathan - in October, requesting he advise why the correspondence I received said AGM when it was EGM and requested some kind of accountability for this terrible communication. I requested my strata manager be changed. I was willing to remain with Hunter Strata had Nathan responded appropriately. I waited 7 days. No response. 14 days. No response. I actually never received a response from Nathan and was forced to remove Hunter Strata as my agent to save my sanity. Nathan, do everyone a damn favour and go and learn some basic leadership and customer service skills!!!!!!! If the top isn’t leading by example I expect even less from the bottom employees such as Carol-Ann. I attended AGM in December to which I was able to vote down re-appointing Hunter Strata as my properties agent. And just when I thought the customer service could not get any worse, it did!!!! Carol-Ann… rolling your eyes and scuffing at me when I called out the fact that Hunter Strata don’t know how to communicate… really? It was disgraceful and I was genuinely shocked at how poorly I was being treated. The cherry on this cake for me was the day after I voted down re-appointing Hunter Strata I had my front door heavily knocked on by the lawn service team demanding an explanation as to why their services were ceasing. Hunter Strata had been in contact and told them to stop mowing our lawns… not even 24 hours later. The irony here is that while I was STILL waiting for communication from the boss of Hunter Strata, they were able to communicate cancelling services at my property within 24 hours of not re-appointing them? NOTHING about Hunter Strata suggests “satisfaction in dealings,” “professionalism,” or “experience” as they promote. Good riddance, thank goodness I got my scheme out of your circus. DO NOT CHOOSE THIS AGENCY!
As a large strata block, Hunter Strata were very happy to sign on as our manager. Since then, we have constantly been astounded by the incompetence of Aaron Abela and Hunter Strata. Time and time again, he has let us down. In addition to this, Aaron's inability to respond to emails and return phone calls clearly demonstrates he only wants our business for the pay cheque, but not work for it. Think twice and read other reviews before signing up with Aaron and Hunter Strata. Maybe they were quality once, they certainly aren't now.
Our experience with Nathan and Hunter Strata started with high expectations, as we were initially promised comprehensive and professional services. Unfortunately, our experience quickly deteriorated from there. Due to ongoing issues related to HSM's negligence, our strata was forced to terminate the contract, resulting in significant financial losses. Despite our repeated attempts to communicate concerns directly with the director, Aaron, our emails and phone calls went unanswered, leaving us with no recourse but to escalate the matter. Twice, the committee had to threaten formal complaints to Fair Trading and the Strata Community Association (SCA) in order to prompt any action from the company: The first incident involved a delay of five months in receiving the minutes from our AGM, which were only provided after we threatened to escalate the matter. The second issue was a discrepancy in the recorded attendees of the AGM, where a fictitious name had been listed as the Chairperson. Despite the error being pointed out, Aaron's response was merely to suggest to amend at the next general meeting, which was an inadequate resolution. As a director, I would have expected greater professionalism and integrity in handling these matters. Ultimately, severing ties with Nathan, Aaron and Hunter Strata was the best decision for our strata, and we are relieved to no longer have to deal with Aaron's lack of responsiveness and professionalism. On a positive note, I would like to acknowledge the professionalism and responsiveness of Phoebe at the front desk. Although I never had the opportunity to meet her in person, she was always a pleasure to deal with and handled all inquiries promptly.
Total lack of professionalism, with complete neglect for the properties they manage and the owners of those properties. Hollow promises resulting in little to no action when required to remedy serious structural issues (as assessed by an engineer). The management team are near impossible to reach, messages left with their admin are unanswered and rarely returned. Over the three years my property has been managed by Hunter Strata there has been multiple different property managers, no communication is ever made when a change occurs, further blurring the communication chains. Overall I’m considering selling the property since Hunter Strata can’t do their job.
