This was, without question, the worst end-of-tenancy experience I have had after renting for many years. The property was cleaned thoroughly before I handed back the keys. I also arranged and paid for professional carpet steam cleaning. Despite this, I was presented with a further $550 invoice for "touch-up cleaning" after the final inspection. In my opinion, the expectations during the inspection were completely unrealistic and far beyond what I understood to be the legal requirement to return a property in a reasonably clean condition. It felt as though nothing short of a display-home standard would be accepted. Rather than continue arguing and have my bond delayed, I paid the invoice under protest. I will now be seeking reimbursement through ACAT because I believe the additional cleaning charge was unjustified. As a Canberra Local Guide, I take my reviews seriously and only leave them when I believe the public should be aware of my experience. My advice to anyone renting through this agency is simple: photograph and video every room when you move in and when you move out, keep every receipt, and know your rights before agreeing to pay any end-of-lease charges. This review reflects my genuine personal experience. Based on that experience, I would not rent through Ray White Canberra again, nor would I recommend them to friends or family.
