How much does Buyers agents cost in Adelaide? (2026 price guide)

Buyers agents typically charge either a flat fee, usually $8,000-$15,000, or a percentage of the purchase price, typically 1%-2.5%, for a full search-and-negotiate service. A more limited bid-and-negotiate-only service, where you've already found the property, usually costs $3,000-$6,000.

Cost depends on the level of service (full search versus negotiation-only), property price point, how competitive the market is, and whether auction bidding is included. Off-market property access, offered by some buyers agents, can also affect fees.

Clarify upfront whether the fee is flat or percentage-based and what happens if you don't purchase within an agreed timeframe, and check the agent is licensed as a buyers agent before engaging them.
