SMS Strata Management Group

Total change of staff in the last few mths unknown to our strata. Our appointed strata manager won't answer straight out questions & is making it very difficult to work with. I am at the point of considering changing to another company

Has to be the worst company that I have ever dealt with. It feels like it is rotten to the core. As an owner of a unit in a complex they manage, I have been mislead from the licensee to the general manager who both seem not to be concerned with legislation or even integrity.

Jan 2024, NCAT ORDERED SMS Coffs Harbour be REPLACED by a compulsory Strata Manager at a large scheme in Coffs Harbour Owners are facing levies in excess of $2 million to fix defective work and do maintenance which SMS had a big hand in organising. The Tribunal found SMS had provided incorrect advice; and there were major failings in the way the scheme had been administered. This is a public service notice!

Truly awful strata organisation. It's been short staffed for a while so little support for paying owners corporations. Look for other options and avoid accepting a negotiated discount at AGM time - the service won't change and you are unlikely to see value from the team here.

Not happy with this strata firm. if you want a happy owners who get along with each other that will never happen with SMS. They get involved in the politics and "anoint" their preferred group of owners. "oldest most respected" and "40 years of excellence" - no far from it. their contractors are expensive and there are lots of "irregularities" in the invoices. The turnover of staff is very high. The service is highly variable. Warning warning.

I recently had quite complicated issue that needed resolving, Lauren was nothing short of amazing, she listened to my circumstances and went well out of her way to help me out. i can't recommend, Lauren and SMS strata services enough, great people and a pleasure to deal with!
