If I could give 0 stars, I would. I was extremely disappointed with my experience with Ray White Albury Central and would not use them to manage an investment property again. Throughout the management of my property, communication was consistently poor. Emails and requests often required follow-up, and getting straightforward matters resolved was unnecessarily difficult. There was also a high turnover of property managers assigned to my property. The repeated changes resulted in a noticeable lack of continuity and, in my experience, contributed to poor communication and inconsistent management. There were also repeated instances of bills not being paid by their due dates, despite the agency being responsible for managing these payments. This required me to monitor accounts myself and follow up on matters that I was paying a property manager to manage. Unfortunately, the problems continued when I terminated their management. I provided notice on 29 June 2026 and was subsequently advised in writing that the files would be ready and sent to my new managing agent on 29 July 2026. Despite this, the handover was not completed as advised and required repeated follow-up by both myself and my new managing agent. What should have been a straightforward management transfer became unnecessarily drawn out, eventually requiring me to formally invoke the dispute resolution process under my management authority simply to have the handover completed. Most concerningly, the rental bond was not transferred to my new managing agent as part of the handover. This was another matter that had to be identified and followed up after the management should already have been transferred. There was also a discrepancy with the bond amount. My management authority recorded a bond amount which differed to the amount that was actually held. As a property owner paying for professional property management, I expect basic things such as bills being paid on time, accurate records, clear and responsive communication, continuity of management, and a timely handover when the management agreement ends.

I would not choose RWAC if you put a gun to my head. Their web page shows they have numerous awards in property management, all given by the chairman of Ray white, and a sales pitch for landlords, buyers and sellers. No mention of doing anything for tenants? RWAC was given the lease of a property I once lived in, some time after I saw a yellow Ray white car pull up my driveway then a knock on my door, a pretty young lady introduced herself as Rory, asked me if I wanted to talk to April, I looked over and saw a bright red haired lady in the car blocking the driveway talking on a mobile phone. I said NO she wants to talk to me? She can get off her phone and come talk to me, I told her you’ve given no notice of your arrival, you need to leave now, bye Rory. April specialist in property management? attention to detail? no nonsense approach? No respect for the rules. You get back what you give out.

My first dealing with Raywhite and it has been nothing but poor. Owners houses are getting destroyed and they don’t care at all. Constant calls and emails complaining and no responses.

My elderly father was trying to find a rental and he was continuously pushed back and not communicated too. His application still hasn’t been submitted 3 weeks after being handed in. Pretty poor service for a nation wide organisation.

Absolutely disgusted in the way Rahul has handled my partner and my purchase of land TWICE! He sold us land and then butted our heads with someone else to up his commissions and then the 2nd time we signed contracts and paid our deposit to which he came back and stated the landlord wanted an extra 50,000 for the block. TWICE now he has made us miss out on a block with now nothing left available! Absolutely disgusting and I will never deal with him again nor let anyone I know deal with him either! Don’t run people into the ground just to up your commission when a promise has already been made!
