After searching through many buyers agents we finally came upon someone we thought we could trust. We paid for the manufactured deal option. This service included advice and a property that could produce multiple income streams e.g. co-living or a duplex etc. We were looking for a house that needed minimum work/renovations as we live interstate and did not have the budget for it. We were offered a few properties, before the property we purchased which was sold to us as a really “really good co-living investment”. It was a 3 bedroom, 1 bathroom in Caboolture… That needed renovations. As it was an off market purchase, there were limited photos of the property available. We were advised to consult with an estate agent who specialised in co-living. This was a disappointing and time costly exercise, as they did not return any calls or emails, until we followed up with Dragan, then the cycle would repeat itself again and again. We were advised they would assist us with tradesman and education regarding the best renovation strategy for co-living, however none of this was provided. After multiple failed calls and emails we told Dragan that we did not want to work with them, as they were unprofessional and had poor communication skills, and being interstate investors we needed efficient and reliable service. We were offered no alternative and to be honest, we thought the buyers agency would be managing this - not a third party. We also had a building and pest inspection done by a business recommended by Dragon. It was given the all clear. It turned out that the house had extensive water and termite damage which was not picked up by the building and pest inspector. Amongst other damages such as a complete sagging roof that required repairing. This was all picked up by my brother (an electrician) upon first glance of the property, then 2 qualified builders confirmed the damage. We had to pay a substantial amount of money to renovate the property to get it to a standard that it could be rented out, which was not in our plan, or budget. Overall our property did not meet the manufactured deal option. We can only rent it out as a single living dwelling, as co-living was only available through one estate agent in all of Brisbane which seemed unusual. Even if we did go down this path it would only make us another $100 dollars a week with a lot more overheads and no guarantee of renting every room out- making it not financially viable. The renovations ended up costing us over $80,000 to make the property habitable. The property is only going to rent for $650 a week. It’s in a sub average area and we were provided no extra help when stating our disappointment in the services provided, the lack of information and the lack of due diligence astounded us and made us feel very naive. We were offered some renumeration upon the property deal from Dragan but not total renumeration. We are now over $700,000 in debt to an average property that did not meet our manufactured deal guidelines. Based on little to no information on the area, inconsistent numbers on single dwelling rent vs co-living, the inability to do co-living and major property damage. Unfortunately, we are now bound to a 30 year mortgage on a sub-par property that is going to make very average returns in an average area. This has heavily impacted our investment strategy over the next 1-50 years as well as our lifestyle. We are looking to flip this property immediately and put it behind us as it is a low income producing asset, we had to do all the renovation and all works to do with the council and everyone else ourselves and want to move on. We are only sharing this experience to ensure that no one else goes through this as it has very long term financial implications and we just want others to know that we would not recommend this service.
